TENANTS GUIDE TO THE NEW TENANT FEE ACT 2019 AND PERMITTED CHARGES FOR AGENTS We are members of The Tenancy Deposit Scheme (Membership number G03344) and have Propertymark client money protection (Membership number C0002002). Under the terms of the Tenant Fee Act, if you enter into an Assured Shorthold Tenancy, payments which apply will be as follows. • Holding deposit - maximum one weeks rent (normally we take £100 to secure the property, terms and conditions apply) • First month’s rent in advance on move in. • Deposit - equal to one month’s rent + £100. • Changing Tenancy Documents after dates have been set to £50. • Charges for losing keys or security devices - equivalent to charges incurred. • Default charges for late rent - 3% above Bank of England base rate, when rent more than 14 days late. • Early termination when requested by the Tenant - a charge not exceeding the financial loss incurred by the Landlord. NON HOUSING ACT TENANCIES Rooftops charge an administration fee of £250 + VAT, (£300), for non housing act tenancies. Please note, if the landlord accepts pets the rental will be higher than advertised.
