Tenant Renting Guide

STEP 1 : Make an enquiry to Rooftops

Whether you are surfing the net or have seen our adverts the first step for you is to contact Rooftops and register your interest. You can do this by:

STEP 2 : Understand your property needs

Once you have registered our staff will contact you and make it their business to find what you are looking for. We take detailed information to make sure we are matching the right property that fulfils your criteria.

Fully Furnished - means that the property has the main furniture you would expect in a furnished property

Partly furnished - means that the property is empty apart from curtains, carpets, light fittings and fitted goods

STEP 3 : Undertake viewings

Once we have established the properties you are interested in we will arrange viewings at your convenience. Our staff will accompany you and provide any information you require, whether it be transport queries/ Local schools or general information about the area.

We are open 7 days a week throughout our network of offices.

STEP 4 : Make an application

Once You have found the ideal property - you will be asked to fill in a Tenancy Application Form that gives you the chance to detail any special conditions you require and provide information relating to references. We will then contact the Landlord and put the offer forward on your behalf.

STEP 5 : Offer acceptance and references

If the Landlord accepts your offer we will then send your administration form off to our referencing service. If the references are acceptable we will then contact you and establish a moving in date.

STEP 6 : Move in!

  • Rooftops will draw up a Tenancy agreement and arrange signing.
  • A deposit and first months rent will be paid in cleared funds.
  • A detailed Inventory will be provided with utility readings.
  • A standing order form will be signed.
  • Keys will be handed over and your Tenancy has started.

STEP 7 : On-going Property Management

Rooftops Letting and Mangement manage a large portfolio of the properties that we rent out on behalf of the Landlord. If you move into a Rooftops Managed property then we will be looking after it for you.

If the Landlord looks after his own property then you will be given their contact details and will contact them should any problems arise.
