Landlord Letting Guide

Having an empty property can be stressful but Rooftops are here to help you find a reliable tenant who will pay the best price for your property.

STEP 1 : Accurate Valuation

Our team will give you the best possible valuation of your property - to maximise the rent you get and to get you the best possible Tenants

STEP 2 : Pick Your Agent

  • Are they a Selling agent with lettings added on?
  • Are they dedicated to renting?
  • Do they have management departments in each office?
  • What are their opening hours?

All these things are important for you to maximise the rental you will get for your property.

STEP 3 : Presentation

You need to present your property in the best possible way to maximise the rent you can achieve. Anything that you are aware of that needs doing you should get on with. Rooftops can guide you through and areas you are unsure about and we have a list of tradesmen who can help you get your property ready to rent out.

If you are planning to rent your property as fully furnished you will need to ensure you provide your new tenant with the basics in terms of furnishings. Click here to see a list of item that are required to fully furnish a property.

STEP 4 : Marketing

Maximum exposure is required across a wide range media to enable you to rent out your property quickly and at the right price. Rooftops staff will visit the property, taking photographs and descriptions and making sure that they know the property. They are the front line when talking to potential clients and they will give an honest and detailed account of the property.

STEP 5 : Viewings

Accompanied viewings are a must - Rooftops staff can advise and guide potential Tenants around your property giving them an opportunity to ask questions and give us any feedback that might help rent the property out. Long opening hours and efficient staff maximise the properties potential. If an offer is received on the property Rooftops will contact you and detail any rental change or special conditions that the tenants might require.

If an offer is agreed then...

STEP 6 : Property Let

When an offer has been agreed between the Landlord and the Tenants we will do the following:

  • Arrange references from our credit agency
  • Draw up A Tenancy Agreement
  • Arrange an Inventory
  • Transfer the services over - gas / electric/ council tax /water
  • Collect the 1st months rent and deposit

STEP 7  : Preparing your Property

Before the Tenants move in we advise Landlords to leave their property in as good a condition as possible:

  • Clean the house to a professional standard
  • Leave the garden as neat as possible
  • Redirect any post
  • Leave any instructions / relevant property information in a folder at the property
  • Cancel any direct debits related to services at the property

STEP 8 - Moving In

We require two sets of keys to give to the Tenants and a separate set if we manage the property for our own use. The Tenant will have your details should you look after the property yourself or Rooftops details if we manage it for you.

That’s it - you have a Tenant!
